Terms of Service

These Terms of Service ("Terms") govern your access to and use of LodgeDeck (the "Service"),including the website, the REST API and the MCP server. By creating an account, saving a property, generating an API key, or otherwise using the Service, you agree to these Terms. If you do not agree, please do not use the Service.

What the Service is, and is not

LodgeDeck publishes short-term rental rules and lodging and occupancy tax rates for a set of US cities, drawn from public sources, with a citation on every field. It also provides free calculators, a JSON API and an MCP server so that software and AI agents can read the same data. Signed-in users can save properties and attach public calendar export URLs.

LodgeDeck reports publicly available short-term rental rules and lodging tax rates and cites the source of each field. It is not legal or tax advice and it does not replace your own review. Ordinances and tax rates change often and automated collection can lag, so every field shows the source it came from and a confidence flag, and unconfirmed values are marked Unverified. Confirm with the jurisdiction before you rely on a rule or rate.

The reference information we publish is provided as is. We make no warranty that any rule, rate, permit requirement or calculation is accurate, current, complete or fit for your particular situation. Ordinances and tax rates change, sometimes with little notice, and our collection can lag behind them. Where a value is not confirmed against an official source we mark it unverified rather than guess, and you are expected to confirm anything you rely on directly with the jurisdiction concerned.

Accounts and API keys

You must provide accurate information when creating an account and keep your login credentials and API keys confidential. You are responsible for all activity under your account and your API keys, including calls made by software or AI agents you configure with them. A key value is shown once, at creation, and we store only a hash of it, so we cannot recover a lost key. Tell us right away at hello@lodgedeck.com if you suspect unauthorised access or a leaked key, and we will help you revoke it and issue a new one.

Calendar URLs you supply

If you attach a calendar to a property, you confirm you are entitled to supply that export URL. We read it and cache the bookings it lists. We do not write back to Airbnb, Vrbo or Booking.com and we hold no partner access to them. Because anyone holding a calendar export URL can read that calendar, treat it as a credential. You can remove it at any time.

Plans, billing and usage limits

LodgeDeck offers the following plans: Free (free), Pro ($29/month), Scale ($99/month). Paid plans are billed monthly in advance via Stripe and renew automatically until cancelled. You can cancel at any time from your billing settings; your paid features remain active through the end of the period you have already paid for, and no partial-month refunds are issued except where required by law. The Free plan allows one saved property at a time (see Pricing); paid plans allow unlimited saved properties and include a monthly API call allowance, with calls beyond that allowance billed as metered usage per call rather than blocked outright, at the rate published on the pricing page. We may change prices or quotas going forward, with notice before your next renewal.

Acceptable use of the API and MCP server

The API and MCP server are open to anonymous callers at a low rate so that a developer or an agent can try a request from the documentation, and at your plan's published rate and monthly allowance once you send a key. Use consistent with those published limits is fair use. You agree not to:

• Exceed your plan's published rate limit or monthly allowance, or attempt to circumvent either (rotating keys, distributing calls across accounts, and so on);
• Remove or suppress the attribution note that free and anonymous API and MCP responses carry, where you republish or display data from those responses;
• Systematically copy the dataset in bulk in order to republish it as a competing reference, as distinct from using it within your own product or workflow;
• Attempt to reach other users' accounts, API keys, saved properties, calendars or request logs, or reverse-engineer non-public parts of the Service; or
• Interfere with the Service's normal operation, including through automated load outside your plan's limits.

We may suspend or terminate accounts, or revoke API keys, that breach this section.

Your data

You own the properties, notes and calendar URLs you enter. We use them only to operate the Service for you, as described in our Privacy Policy. Every user record is scoped to its owner by Row Level Security. You can delete a saved property, remove a calendar, delete a watch, revoke an API key, or close your account at any time. The published rules and tax dataset itself is drawn from public sources and remains ours to publish.

Disclaimers and limitation of liability

The Service is provided "as is" and "as available" without warranties of any kind, express or implied, including any warranty of accuracy, merchantability or fitness for a particular purpose. To the fullest extent permitted by law, LodgeDeck and its team are not liable for any indirect, incidental or consequential damages arising from your use of the Service, including a rule or rate that was out of date or wrong, a permit obligation you were unaware of, a tax under-collected or over-collected, or a decision made by you or by an agent you configured, even if we were advised of the possibility of such damages. Nothing in these Terms limits liability that cannot be limited under applicable law.

Termination

You may stop using the Service and close your account at any time. We may suspend or terminate access, or revoke API keys, for breach of these Terms or for non-payment on a paid plan, with reasonable notice where practical.

Changes to these Terms

We may update these Terms as the Service evolves. If we make a material change, we will update the date above and, where appropriate, notify you by email before it takes effect.
